Welcome to ACS-online™, an automated costing system that determines replacement cost new less depreciation for commercial, industrial, special use and exempt properties. This new, web-enabled service provides users with a fast and simple way to estimate site improvement costs for most buildings or structures.

Unlike other commercially available costing systems, ACS-online™ uses current Ontario material and labour costs. Separate cost databases are available for four zones – northern Ontario, southwestern Ontario, eastern Ontario and the GTA – and are updated every valuation base year, to ensure
ACS-online™ reflects current building costs and technology. The costs are provided to MPAC by one of Canada’s leading independent construction-consulting firms, Hanscomb Limited.

ACS-online™ is simple to learn and easy to use. With an online help function and available in-house training, ACS-online™ is a must have for providers of assessment services to commercial, industrial, special use and exempt property owners.
