Who uses ACS-online™?

ACS-online™ is a powerful tool for anyone interested in the cost of buildings and improvements, including all providers of assessment services to commercial, industrial, special use and exempt property owners. Tax agents, in-house property tax managers, architects, land developers, builders and building inspectors are some of our more active users.

How does it work?

ACS-online™ is a component-based cost system wherein major building components are valued “in-place.” That is to say, all costs associated with building and installing a particular component are included in the cost. Components include foundations, floor structure, frame and span (including a floor or roof deck where required), exterior base walls and additives, roof finishes, partitions, interior finishes, built-ins, electrical, plumbing, heating, ventilation and air conditioning, and fire protection.

To produce a value, the user simply enters the physical details of the structure components into the database. Detail selections, in the form of assemblies, are available through menu driven screens on the ACS-online™ program. The system will automatically assign the appropriate unit cost to each selected component. Physical depreciation from normal wear and tear is automatically calculated using anticipated life tables.

What are the technical requirements?

Since ACS-online™ is available through MPAC’s web site, a Pentium (or similar) computer with a minimum 56K modem, Internet access and web browsing software is required.

Does MPAC provide technical support?

Application support is available Monday through Friday, 7:30 a.m - 5:30 p.m. ACS-online™ supports Microsoft Internet Explorer 5.01 Service Pack 2 (IE 5.01 SP2), although other IE versions and browsers can be used.

User support is also available at acshelp@mpac.ca. IE 5.01 SP2 can be downloaded from Microsoft’s web site at http://www.microsoft.com/windows/ie/downloads/archive/default.asp.
